Estimate Before You Renovate

A lot of people who are thinking about selling a current home wonder if they should spend the time and money necessary to get their house looking a little bit better. There may be some renovations that you have been meaning to do for years, but they would have proved to be too great as far as being strainers on your patience and your budget. However, now that the time has come to sell, you are thinking that undertaking those projects could up the appeal of your home to potential buyers.

It's a pretty common thought process as far as property sellers go. The real estate market is one that revolves around sales and those sales revolve around perception as much as they do hard facts. Common sense says that the better an object for sale looks the more likely it is to fetch a higher price.

This principle is true within the real estate market, but only to a certain extent. The fact is, sometimes those renovations will not fetch a price you would expect on the open market. Many times, renovations are not covered in the sale price of the house. They will up the total house value, but generally only by about 75% of the price it cost to do them. They say that the most important rooms will generally be the kitchen, the bathrooms, and the master bedroom, so you know right away that these are sound places to make renovation plans.

Whether those renovations will be covered in the sale price of your home is what you must now decide. You don't necessarily have to do everything yourself on these projects in order to save some money and recoup the costs on a home sale. Instead, do some careful screening for professionals who can undertake these projects for you. Look for business cards online and off, and consult your local business listings as well. Compare the different prices these contractors have to offer and decide if you can reasonably cover those costs when you sell your home.

Renovations are an important consideration for anyone thinking of selling their piece of real estate, whether those renovations are adding a new room to cottage house plans or redoing the main bathroom. However, a good renovation does not always mean you can expect to sell for a higher price. It's important to measure the cost of the renovations against potential returns in order to get a sense of their true value.
